How much does a garden room cost in the UK in 2026?
Garden room prices in the UK are quoted in a dozen different ways, which makes comparing them harder than it should be. This is how we break a build down, and what each part of the specification actually costs.
Typical price ranges by room type
A fully insulated, building-regs-standard garden room in the UK generally lands between £2,000 and £3,200 per square metre once groundwork, electrics and finishes are included. Cheaper structures exist, but they are usually summerhouse-grade: thinner insulation, softwood frames and single-glazed units that are uncomfortable in winter.

What groundwork adds
Groundwork is the single most variable line on a quote. A level lawn with easy access might need only a screw-pile or ground-screw base at £1,500–£3,000. A sloping garden, poor drainage, tree roots or access through the house can push that to £6,000–£10,000, because spoil has to be carried out by hand and the base has to be stepped.
Always ask whether the quote you are comparing includes the base. Many headline prices do not.
Electrics, heating and connectivity
An armoured cable run from the house consumer unit, a small sub-board in the room, sockets, LED lighting and an electrical certificate typically costs £1,800–£3,500 depending on trench length. Add £900–£2,000 for an air-conditioning unit that both heats and cools — for year-round use this is usually better value than electric panel heaters, which are cheap to fit and expensive to run.
Where budgets usually slip
Three decisions account for most overspend: upgrading to aluminium bifold or sliding doors instead of a fixed glazed panel, adding a bathroom (which brings in drainage and a connection to the foul run), and choosing a cedar or thermally-modified timber cladding over composite. None are wrong — but decide them before the quote, not after the base is poured.
Is a garden room worth it?
A well-built insulated garden room is usually valued by surveyors as an outbuilding rather than added floor area, so treat resale uplift as a bonus rather than the business case. The stronger argument is cost per usable square metre: a garden office is routinely a third to a half the cost of a rear extension delivering the same usable space, with no wet trades inside the house and a typical build time of two to four weeks on site.
